Time line of a typical 30 day conveyance

This timeline has been devised to give you an overview of what is usually* involved if you are purchasing a property. 

You may also require important legal advice so we advise that you see us before signing a contract. Simply ask the real estate agent to fax a copy of the contract to our office and Mark Illidge (Principal  & Accredited Specialist in Property Law) will ring you to discuss the contract as soon as he can.

Contract received.
Open file, commence searching.  First letters to you and the seller's solicitor.

... 12 Check with you on the progress of the finance application and any special conditions (if applicable).
... 14 Notify the vendor's solicitor about finance approval or any special conditions (if applicable).
Obtain extensions of time where necessary.
... 21

Submit transfer to the vendor.
Chase outstanding search results.
Prepare settlement figures.
Submit settlement figures to the vendor's solicitors.
Request final monies from you.

... 26 Arrange settlement.
Arrange with mortgagee for settlement and advise details.
... 28 Confirm settlement figures and settlement details with all parties.  Stamp the transfer.
... 30 Final title search and draw cheques.
Attend settlement.
Advise you of settlement.  Send documents for registration (if applicable).
... 31 Mopping up report to you and send final settlement statement. Pay any disbursements or outstanding rates etc.
... 45 Confirm registration of property transfer (if no financier involved).
